LIVING IN THE CABIN

Cabin/Land: The cabin is located on a unique Schweitzer parcel which has no HOA's and very limited CCR's allowing you more freedom and no oversight compared to other parcels on Schweitzer. This small plat of land which has only a few houses/cabins is called the First Addition to Schweitzer Village. You can download the CCR's here and the original First Addition Plat from 1968.

Lifestyle: Living in the cabin has been incredibly comfortable and practical. It's spacious, great for entertaining, and has lots of outdoor space including some wonderful huckleberry bushes. The cabin is open and can entertain a lot of people without feeling crowded. Neighbors are great, parking is ample, and traffic is low. In winter, our family enjoys sledding on the road due to its perfect slope. The village is easily accessible by car, foot or ATV. In summer, we use mountain bike trails starting right from our house and enjoy nearby creek and hiking trails. Note: For those that enjoy off-piste skiing, our neighbor snowboards from the top of the main ski mountain down to our house, his cabin is next to ours. We have never done it but it sure looks fun.

Driving / Road Conditions / Deliveries: Daily driving to the cabin is straightforward all year, even in heavy snow, because Schweitzer keeps the roads well-maintained. There's plenty of space around the house for snow clearing. FEDEX, UPS and all trucks deliver to our house. Both the UPS and FEDEX drivers are great! The USPS mail is in a private box accessible 24 hrs a day located at the Village. They also have parcel lockers for larger USPS packages. Very rarely do we have to go to town to pick up packages.

Electricity / Power: Being that we are located at a Ski Resort, power rarely goes down even in the worst of storms. When others in town or the valley have no power, we do. The same goes for the internet. We have high speed internet and also Starlink for backup and redundancy. You can easily work from home, have Zoom meetings, stream multiple tv's computers, gaming and trade stocks without any degradation or interruptions. Intermax speed test reads 80.2Mbps download / 8.3Mbps upload. Starlink is even higher.

Utilities Water/Septic/Garbage: The cabin is on septic, the water is provided by the Schweitzer Utility Company and the garbage is located at the Schweitzer Roundabout.

Current Operational Costs: HOA: $0, Homeowners Insurance: $998/Year, Property Taxes $1,285/Year, Electric: $250/mo Average, Water: $41/mo (fixed rate, paid quarterly, unlimited water usage).

Why are we selling? We originally bought this cabin 3 years ago as a temporary home while planning to build on our acreage in Sandpoint. However, we enjoyed the cabin and Schweitzer lifestyle so much that we postponed our building plans and remodeled this cabin to our specs for comfortable full time living. Now, with our growing involvement in equine activities and ownership of horses, we need more space and are ready to build our farmhouse.

Completely Furnished, What's Included: Everything you see in the photos/videos from the furniture, tv's, electronics, art, decor, coffee makers, toaster, wine cooler, linens, accessories and all the way down to the utensils are included in this sale to make a seamless easy move-in transition. Even items like the Oculus VR's, Nintendo, Gaming Accessories, Nest Cameras, Digital Calendar, Robot Vacuum, Traeger Smoker, Snow Blower are included. If the buyer wants the domain name, SchweitzerSkiCabin.com I will transfer at no cost. The only items that are not included are: The Gerrard Rainbow Trout taxidermy (Our daughters Idaho State Catch & Release Record) and our 2 personal computers.

Closing Procedure:  Although I am not a realtor, I have experience selling my own properties. The buyer is welcome to choose their preferred method of closing. If you don't have a preference, I recommend we use Title One Corp /Panhandle Escrow and Snedden Law, all located in Sandpoint, for transaction oversight. I will help navigate all aspects of the closing to ensure a smooth and easy transaction. If requested I can provide contact numbers for those that I have sold my past properties to, confirming that I am a reliable seller and care about the transaction.
